1. DESIGN PHASE a. Conferences, research, analyses and studies to determine the scope of the project, its relation to the site and its surround-ings; development of the general program plan, suitable structural systems and probable cost. b. Field measurement, surveys and other investigation and, where necessary, documentation of the existing conditions including existing materials and construction, room layouts, elevations, structural and non-structural elements, mechanical and electrical systems, drainage and sewers and other relevant data. c. Analysis of the pertinent and applicable building codes, ordinances, zoning requirements, and standards. d. Preparation and presentation of schematic or diagrammatic sketches including floor plans, elevations and/or models. e. Review and selection of the quality of materials, workmanship, and mechanical and electrical systems to be employed. f. Refinement of the schematic plans based upon reviews and the selection of materials and systems. 2. CONSTRUCTION DOCUMENTS OR WORKING DRAWING PHASE a. Preparation of construction documents consisting of working drawings, detailed specifications, bidding information and pro-posal forms based upon the preliminary drawings and indicating, in detail, the design, type, extent, and location of materials, structure, finishes, mechanical and special equipment. b. Preparation and coordination of structural, mechanical, electrical and, if necessary, special equipment drawings and any needed collaboration with engineers, technicians and specialists to facilitate proper integration of the structure, heating, venti-lating, air conditioning, sanitary, electrical, fire prevention and control systems. 3. BIDDING OR NEGOTIATION PHASE a. Interviewing or investigating of contracting organizations, the negotiation of one of the various types of fixed-fee or cost-plus agreements, or the issuance of invitations to qualified contractors to submit lump-sum construction proposals. b. Clarification of the bid documents and issuance of any addenda or other changes to the bid documents. c. Assistance in the analysis of proposals received and recommendations for their acceptance and in the preparation of the agreements and permit applications. 4. CONSTRUCTION OR CONTRACT ADMINISTRATION PHASE a. Checking subcontractors’ shop or fabrication drawings, data sheets, manufacturer’s specifications, samples and tests to de-termine their compliance with the construction documents. b. Examinations of the contractor’s progress schedules and investigation and approval of subcontractors. c. Making periodic observations or site inspections of the construction in progress at intervals deemed necessary by the archi-tect to ascertain that the work is being executed in substantial compliance with the contract documents. d. Review of the contractor’s applications for payments, affidavits and waivers of lien, and issuing certificates to authorize proper payment. e. Preparing and issuing any change orders or other modifications to the contract documents including any new or revised draw-ings, specifications, details or other instructions. f. Inspecting the work, verifying that guarantees and waivers are delivered, and issuing a certification that the terms of the con-struction contract have been satisfied.
